Owners, Buyers, & Realtors – Quick Guide to Legacy Mountain HOA

(This is a general overview answering most questions. It is not all inclusive. CC&Rs and general rules need to be read for complete details!)

Legacy Mountain HOA is a cabin only community.

Community Overview – Legacy Mountain HOA is a cabin only community. CC&Rs and HOA rules are designed and enforced to create a clean, quiet, safe, and harmonious mountain community for individuals & families to enjoy, and to protect infrastructure and property values of lot owners. Sanpete County building codes are for single family residences in the “Sensitive Land” (Mountain) zone. This zoning includes stricter building codes, enhanced fire safety requirements, and may increase some construction costs.

All improvements require HOA Architectural Committee approval before work begins.

Cabins & Parcel Usage – All improvements require approval from the Legacy Mountain HOA Architectural Committee before work begins. Improvements must meet HOA CC&Rs and County code. Sanpete County will not approve building permits without HOA approval.

1st Required Approval – Initial site plan showing road access (culvert & tie-in to main road without protruding), anticipated location of cabin & outbuildings, septic system layout, and all proper setbacks.

Cabin Building Permit – Basic cabin requirements are 1800+ square feet above ground and constructed of approved exterior materials.

All Outbuildings – Sanpete County code and HOA rules state that no sheds or storage containers are allowed without a cabin. No temporary structures are allowed. All outbuildings (garage, shed, gazebo, etc.) must be approved by the Architectural Committee. They are considered a conditional use by Sanpete County and when larger than 120 sf requires a building permit. Outbuildings must match cabin in materials & finish.

Trailers are allowed exclusively with a cabin only.

  • After cabin building permit is obtained, a trailer can be used for 3 years during construction.
  • After cabin is completed, trailer is allowed for guests of cabin owner for 30 days (per year).
  • Camping on lots without a cabin is not allowed.

Utilities – All lots have access to roads, water, and power.

  • Septic tanks are the responsibility of the lot owner to install.
  • Power – Public utility connection fee required for meter installation through Mount Pleasant Power – 435-462-2456.
  • Water – Public utility connection fee required for meter through Legacy Sweetwater – 801-787-1081. There is a monthly standby fee of $25.00 on all lots, even if you are not connected to water and/or do not use it. Culinary use only – no outside watering.

Additional Info

  • HOA Fees are $300/yr per lot.
  • Winter – Gate closes for winter when road conditions are bad, generally closing in November and opening in May.
  • Upper parking lot is for snow vehicles and the lower parking lot is for passenger vehicle parking.
  • Internet wireless options available.
  • No hunting is allowed.
  • Fines are issued for non-compliance.

Skyline Mountain Resort – A separate adjacent community.

Skyline Mountain Resort - A separate mountain community that borders Legacy Mountain HOA.  Skyline controls the entry gates and dumpster access card keys.  The golf course, swimming pool, rentable cabins, RV park, pavilion, and burn pile, are their facilities but are available for our use with a fee.  Their rules, land use, and architectural standards are different than ours.
